120 Pall Mall
120 Pall Mall is a newly refurbished grade II listed office building originally designed by Sir Edwin Lutyens.
Located in St James’s area, which has long been the most desirable destination in London for commerce, lifestyle and culture. The building is to be comprehensively refurbished to provide a self-contained HQ office building, whilst retaining its intrinsic character synonymous with St James’s. The building benefits from a prominent entrance directly on to Pall Mall where a single occupier could take ownership of the building with a fantastic branding opportunity. The building allows for flexible use with two entrances providing their own self-contained opportunities.
The first entrance evokes the sense of a discreet members’ club for the most discerning of clientele, whilst the double heightglazed domed entrance provides an impressive walk-through into the traditional banking hall. The office accommodation is spread over lower ground, ground and 1st to 5th floors, comprising c12,500 sq ft. The building will retain its intrinsic character and be finished to a high standard with the use of contemporary design and high quality materials throughout Lutyens’ design for the front façade uses Portland stone and is a masonry construction, with depth as well as height and width. There are two stages, the lower forming the base, dominated by the unmoulded arch of the show-room window, asymmetrically placed and having the pedimented doorway emphasising the building entrance.
